Council Sends Apartment Proposal to P&Z

Planning and Zoning will review ordinances that would allow apartment at Green Road and Chagrin Boulevard

Beachwood City Council referred to the Planning and Zoning Commission ordinances that would allow an apartment building to be built at Green Road and Chagrin Boulevard at Tuesday's meeting. Council tabled measures last month that would change the zoning of the parcel to one that would allow the apartments. Two ordinances — one to create a zoning district for planned multi-family development and one to change this parcel to that zoning — were put before council to refer to the Planning and Zoning Commission. After P&Z’s review and if the commission recommends it to council, council members will read it twice more and hold a public hearing, then take a final vote.

Council to Revisit New Apartment Tonight

Building could be placed at Green and Chagrin

City Council will reconsider ordinances to allow an apartment complex to be built in Commerce Park at tonight’s meeting. Council tabled measures last month that would change the zoning of the parcel to one that would allow the apartments. Councilman Brian Linick asked for more time to study the legislation before voting on whether to refer it to P&Z. Council referred the ordinances to tonight’s meeting, when council could vote to refer the legislation to P&Z. After P&Z’s review and if the commission recommends it to council, council …

Mr. Silver, thank you for your comment. If Beachwood wanted to undertake a complete review of the Commerce Park zoning then it should do so and it should not be driven by a one-off zoning change proposal for one residential project. I am all in favor of a new comprehensive look at Beachwood's Master Plan if that's what the community favors.   more ›

Council Considering New Apartment Building

Developers hope to build 340-unit building at Chagrin and Green

Beachwood could see a new apartment building in place of three dilapidated office buildings at Green Road and Chagrin Boulevard. A concept plan presented at Monday’s City Council meeting calls for a four-story apartment building with 340 units and a two-story parking garage where Commerce Park Buildings I, II and III stand at the southeast corner of the intersection. Smerigan said that the plans are consistent with the Commerce Park report his company conducted for the city earlier this year. The property sold for $4.1 million in September to The NRP Group, LLC and Munsell Realty Advisors, LLC. City Planner George Smerigan said the buildings will be torn down to make room for the new apartments if the legislation passes. Tenants from those…

Yes. Both George Smerigan and Economic Development Director Brad Sellers commented on the poor shape of the buildings - tenants complained to the city about the poor conditions, including heating that didn't work and repairs that would require the buildings to be emptied so they could be completely gutted. The city organized meetings with the tenants and landlord. Those who chose to stay will be …   more ›
